    No, I'm neither a Realtor, Agent, or Real Estate Investor.  I was just an 'average Joe' with a home I desperately needed to unload, fast! 

    I'd owned the home for 19 years and due to some financial problems, wanted out. I hired a Real Estate Agent but it was tough going. Yet, I had no intention of just 'giving it away' at some low ball price. I wanted the fair-market value for it -- and I got it -- using something other than the conventional 'list and wait' approach that 98% of all home sellers use. 

    If someone with little real estate experience like myself can do it, anyone can.

    Again, I'm just a regular 'working guy' -- but a fast learner!  And I'll actually walk you through my own transaction -- with pics and data -- plus additional info you'll need to know to get your home sold in 21 days or less... and without being taken advantage of!     Is this one of those 'Home Buying Firms' ?

    No No No!  This has nothing to do with "buying ugly houses" or selling your home to a 'house buying network' or 'real estate investor firm,' which are better known as "vulture firms' because of what they offer you; a very low ball - pennies on the dollar - cash offer for your home. 

    Now, if that's what you're looking for, fine. But it's a very very very last resort, desperation moment thing, and you're usually taken advantage of. People who are going through a divorce, death in the family, foreclosure, etc., tend to jump at these firms for a quick out.

    The 21-Day Program uses more of a traditional home-selling platform, but the marketing techniques used are executed in a non-traditional manner. Everything else is done in the conventional way that a buyer and seller would do; negotiatiation, contracts signed, buyers approved, inspections, transferring of documents, etc. Completely legal 100%... whether you use a Realtor or not.


    Why "21 days" ... why not 7, 14, 28, 30, 60 days, etc?

    From studying the statistics, most Realtors have pinpointed that after approximately three weeks of showings, demand and interest wane  with any given property. The 21-Day program is structured in such a way so that the transaction and/or negotation process takes place within that small peak period of time (21 days or 3 weeks). Thereby, a seller's chances of receiving an offer are increased dramatically... more so than with the conventional home-selling method -- and, in a much faster time.


    How can you guarantee that I'll sell my home in 21 days or less?

    Because nearly every time it's been used, the home-seller has sold their home.

    On occasion, the home owner has backed out of a deal, changed their mind, or the deal has fallen through, for a variety of reasons. But by and large, unless your home is on a deserted island, using the 21-Day program will work for you simply because it employs a proven system to attract more than enough interested buyers, at any given time.

    On the other hand, a lot of people have purchased the 21-Day Program and have not actually used it for one reason or another. You can liken it to joining a health club... Just because you've paid  for a gym membership, doesn't mean you'll benefit from it unless you actually USE it. The same can be said about the 21-day program.

    The people that use it are serious about selling their property quickly. And, they usually have a realistic sense about the actual fair market value of their property... not a wishful- thinking, pie-in-the-sky price in mind.

    Will your program work even within the latest housing crisis?

    Yes... in fact, it's all the more reason to use it.  Due to the current tight lending restrictions, you will need as big a 'buying pool' as possible... that is, as many potential buyers as you can bring in.  Using the 21-Day program attracts far more potential buyers than the conventional list-and-wait or FSBO approach.


    Can I use the 21-Day Program if I sell my home "By Owner" ?

    Absolutely!  People selling their home FSBO (For Sale By Owner) are already taking a proactive stance in getting their home sold. Unfortunately, the statistics show that nearly 70% will list their homes with a real estate agent within the first 6-8 weeks. Over 12% will never sell at all. And less than 8% of all FSBO home-sellers will sell their houses without outside help, in most cases this means a real estate agent's help. The #1 reason for this is because people who choose to sell their home alone, don't have a PLAN for systematically marketing and selling their house. #2 is, most sellers simply don't attract enough potential buyers to finally get someone to make an offer on their house.

However, my Realtor was willing to work with me when I suggested using a different approach. Together, we worked hand-in-hand, testing different ideas, and as the calls increased and potential buyers came by, we eventually determined what worked best.  I didn't have the 'know-how' of selling my home myself. She was instrumental in helping me sell my home using the 21-Day concept.

    Afterwards, I worked with family and friends further refining the process which became the 21-Day Program that's available today. Even Realtors use this program and it's increased their sales. And it works just as well with discount real estate firms like Assist2Sell, BuyOwner, or HelpUSell.


    I'm a licensed real estate agent... Can I use your techniques as well?

    Yes, in fact many people who've purchased the 21-Day Program are Realtors and/or real estate investors who need to unload their property. Several Realtors have used some or all of the techniques in their own unique way to revive listings that just couldn't or wouldn't sell before. The 21-Day Program is very flexible.     Will I have to 'stage' my house or hire someone to remodel my home with the latest appliances?

    Not necessarily. 'Staging' a home to make it more presentable does add appeal to a ho-hum looking house. And of course you could spend thousands to remodel a room or rooms... But, when I sold my home, it was completely empty (except for some weight-lifting equipment.) I had 1980's kitchen cabinets, an outdated bathroom design, so-so appliances, and a backyard fence that was missing due to a previous hurricane. Yet, I was still able to sell it at the fair market value in my area. 

    Everyone saw the potential the house had and they were eager to buy it. By using a clever marketing and pricing strategy, (and some proven selling techniques)  the 21-Day Program actually shifts the focus off any negative features the house may have and instead,  presents the potential buyers with a house worth purchasing. 


    What makes your program different than the traditional way of selling a home?

    It employs a little known marketing strategy that is seldom used in the actual manner that I teach people to use it.  Here's what it'll accomplish:  1.)  Attract potential buyers like a magnet, and not just be one more home for sale. And your classified ad will not just sit there like a traditional real estate ad. It will bring on intense interest from buyers and/or investors.  2.) It'll cause more people to pick up the phone to call and inquire about your home  3.) Makes your home stand out amongst others even though there may be similar homes for sale right on your block.  4.) Create a traffic flow of interested buyers in and out of your home. And 5.) Get people to make top dollar offers to you or your realtor.


    If the 21-Day Program is so successful, why isn't everyone using it?

    For a couple of reasons... One is, most people aren't even aware of it. But, just like you found out about it, word is getting out. Second reason: Most people are conditioned with using the traditional manner of selling a home; Hire a Realtor and let them handle everything or go FSBO (ForSaleByOwner), stick a sign on your lawn, advertise on the internet, and wait for buyers to come by.  Doesn't always work in today's market. Nowadays, a home seller should be more involved, i.e., PROACTIVE. The 21-Day Program actually helps your Realtor sell your home up to 80% faster than if they did it on their own. Same for FSBO homes.

    When I first sold my own house using this method, my Realtor and I kept in close communication every single day, employing the techniques listed in the 21-Day Program. Prior to that, when she had it all on her own, there was little activity, if any. Using the traditional method, if you just leave it up to the Realtor, there's a good chance it can take up to a year to sell in today's market. It's not necessarily the fault of the agent.

    Chances are, your Realtor has many other houses to sell as well as yours. Just look around your neighborhood for their other "For Sale" signs on other people's property. The 21-Day Program works just as well if you're selling your home "For Sale By Owner."


    Will your program work on high-end homes, say from 500k on up, or just median priced homes?

    Good question. Yes, it works on high end homes as well. As long as someone has an interest and is looking to purchase a high-end home, and they see your initial ad, they will inquire about it in the same way that anyone would if they were interested in a 200k home. The ad will pique their interest enough to contact you. And the 21-day strategy will do the rest of the work from there. You simply follow the same steps as you would with any other priced home.
